As summer draws to a close and back-to-school season approaches, after parents have made their frantic trips to WHSmith and Clarks, they might turn their attention towards moving house. The prospect of the children being out of the house for the majority of the week can mean parents have the freedom to think about buying and selling in more depth. With children being back at school in September, parents will finally have the headspace and the free time to organise selling their home. It ensures more flexibility for viewings, and also that the house can be presented more tidily during the day, as there won’t be any ‘rearrangements’ by the kids.

Spring is widely considered the best season to sell your home, and whilst it is ideal in many ways, the flipside of this is at because everyone thinks this, the market is often flooded at that time of year. Whereas September and October are still popular but tend to be a little quieter, giving your property more of a chance to stand out. September is that ideal crossover period where the weather is still comfortably mild and the light is still bright enough to show off your property to its full advantage. Whilst as the month progresses into cooler temperatures, buyers can look more positively towards a property as they’re more inclined to be sheltered by their home.

The early autumn atmosphere can be capitalised on in your property marketing. By presenting your home in a particularly cosy way for photos and viewings, with nice lighting and accessories like blankets and pillows, this can make your home look more inviting. The key is to paint a picture for prospective buyers of what it is like to live there, and with Christmas approaching, buyers are likely to be more drawn to properties with a warm, homey feel. Furthermore, the autumn colour outside and golden light on nicer days is extremely flattering for photographs and digital tours.

Although the Autumn property market is a bit quieter than Spring, it is still a popular season and the buyers who are there tend to be more committed. The reason for more motivated buyers in the autumn is often because people choose to buy for more specific reasons, such as job relocations or moving before Christmas.
